STRUCTURE Reinforced concrete framed structure built on foundations designed for earthquake resistance. Walls constructed with concrete hollow/solid blocks or brick masonry. Wall finish includes smooth plastering painted with acrylic emulsion.

FLOORING Premium vitrified tiles for the living room, dining area, bedrooms, and kitchen. High-quality ceramic tiles for toilets and balconies to ensure durability and safety.

KITCHEN Designed for functionality with adequate power sockets for home appliances. Provision of space and power sockets for countertops and kitchen counters. Plumbing includes CPVC/PVC water lines and PVC waste & soil lines.

TOILET Ceramic tiles on floors and coloured glazed tiles on walls up to a height of 7 feet. Fitted with white sanitary fittings and CP fittings from reputed manufacturers such as Kohler, Grohe, or Jaguar (or equivalent). Points provided for geysers and exhaust fans in all toilets.

DOORS & WINDOWS Main Door: First-quality Teak wooden frame featuring a factory-made panel designed flush door with a polished, laminated, or veneer finish. Internal Doors: First-quality wooden frames with commercial flush doors painted with enamel paint. Windows: UPVC windows fitted with MS safety grills. French windows provided without grills for unobstructed views.

ELECTRICAL Concealed conduit wiring with premium quality Fire Retardant (FR) copper conductors. Adequate lighting and fan points throughout the apartment. 6/16 amps socket points controlled by ELCB and MCBs with an independent KSEB meter. Air conditioner points in all bedrooms and the living area. PVC conduits provided for TV, antenna, and telephone, with connection points in the living area and master bedroom.

PAINTING Internal Walls & Ceiling: Finished with 2 coats of premium emulsion paint applied over 1 coat of primer for a smooth, refined look.

ELEVATORS Two elevators to serve all floors: one passenger elevator and one bed elevator. Both are fully automated and equipped with an Automatic Rescue Device (ARD) for safety.

GENERATOR Standby generator providing backup for common facilities including elevators, common lighting, and the pump room. Inside the apartments, generator backup is provided for lights, fans, the entrance area, calling bell, and TV points (limited to 750W per apartment).

WATER SUPPLY Reliable water supply from an open well or borewell (depending on groundwater availability) and KWA connection (subject to rules and regulations). System includes a common water sump and overhead tanks.
